What this means: Mortgage rates have held steady for 30-year terms, keeping the rate at 6.49%. Rates for 10- and 15-year terms have also remained unchanged, both staying at 5.625%. Meanwhile, rates for 20-year terms have fallen by a quarter of a percentage point to 6.125%. Borrowers interested in maximizing their interest savings should consider either 10- or 15-year terms, as they have today’s lowest rate at 5.625%. Homebuyers who would rather have a smaller monthly payment should instead consider 20-year terms, as their rates are over a quarter of a percentage point lower than those of 30-year terms.

What this means: Mortgage refinance rates have fallen by a half of a percentage point for 20-year terms and 10-year terms, hitting 6% and 5.625%, respectively. Rates for 15-year terms have also fallen, dragging the rate down by a quarter of a percentage point to 5.625%. Meanwhile, rates for 30-year terms have remained unchanged at 6.375%. Homeowners interested in a smaller monthly payment should consider 20-year terms over 30-year terms, as their rates are more than a quarter of a percentage point lower. Borrowers who would rather save the most on interest should instead consider 10- or 15-year terms, as they have today’s lowest rate of 5.625%.

Today’s mortgage interest rates are well below the highest annual average rate recorded by Freddie Mac — 16.63% in 1981. A year before the COVID-19 pandemic upended economies across the world, the average interest rate for a 30-year fixed-rate mortgage for 2019 was 3.94%. The average rate for 2021 was 2.96%, the lowest annual average in 30 years.
